Welcome to your STUART Student Apartment in Hamburg-Wandsbek! We hope you have a great time with us and that, as well as a fruitful beginning to the future, you will join a great community and make many friends – because nothing is more fun than exploring our Hanseatic city with friends or getting together to learn.
To make STUART Student Apartments “work” so that everyone is happy, please read the complete STUART HOUSE GUIDE. See this STUART HOUSE GUIDE as a helpful tool to keep your apartment and common areas as cool as you found them and as a reference guide to what to expect.

1. SHORT INTRO: WELCOME TO STUART
Welcome to STUART STUdent ApARTments which opened in 2018 and, behind its historic brick facade, offers 157 state-of-the-art student apartments. What makes us special is the exclusive community and high-quality facilities. Relax together with new friends in the lounge or in one of the modern study-rooms or close the door behind you and enjoy your own space.

3. NEWSLETTER
At regular intervals we will send all residents a newsletter by e-mail which will provide you with important information about the STUART Student Apartments. The newsletter will also be posted on the whiteboard. Please read this carefully, as we will use this newsletter to announce upcoming dates.
5. ‘AFTER HOURS‘
Please consider roommates and neighbours – especially those who are studying or facing important exams. Live music in the apartments and radio, television or stereo equipment must not be allowed to disturb your STUART neighbours.
We ask you to refrain from making excessive noise between 22.00 and 7.00 a.m. or until 9.00 a.m. on Sundays and public holidays! During this time any noise audible outside the room and the operation of washing machines is prohibited.
7. SAFETY
The communal areas and passages must, for safety reasons, be kept free of obstructions. Bicycles and other objects must not be stored in a way which blocks emergency exits. Remember to park and lock your bike in the designated places outside STUART. Motorised vehicles should only be parked in the dedicated roadside parking spaces.
9. LOCKING SYSTEM (TRANSPONDER AND KEY)
The advanced locking system ensures your security. Access through the main entrance and intermediate doors is via your transponder, and access to your apartment is via your key. ATTENTION: Losing your key can happen any time. The only important thing is that you let us know.
11. LOST & FOUND
“Who does this belong to?” If you ever find yourself asking this question, please contact our caretaker or STUART Management. Be fair and help return found objects to their owners.
13. CLEANING
The following applies to…
… all communal rooms (lounge, kitchen, study and washrooms):
The communal areas are cleaned by us at regular intervals. Nevertheless, make sure that rooms are kept tidy and that no trash is thoughtlessly left lying around, so that subsequent occupants are happy to use the space.
…the outside area:
We also want to keep the outside area clean. We ask you to dispose of wrappers and not to leave cigarette butts on the pavement. There are ashtrays specially provided for this purpose.
…the apartments:
You as the tenant are responsible for cleaning. We ask you to regularly clean and maintain the equipment, fittings and windows in the apartment. No household or kitchen waste or hygiene articles may be disposed via the toilets or sinks. If water pipes become clogged and have to be cleaned, the party responsible will bear the costs. It is also equally important that you clean your shower drain regularly.
In order to keep the equipment and fittings clean and as fully functional as long as possible, we ask you to pay attention to the following:
• Microwave: Take care to only use “microwaveable” dishes. Under no circumstances should metal be placed in the oven, as it may cause sparks!
• Ceramic hob: Clean immediately after cooking to prevent food from “burning in”. The entire hob can be cleaned with the “ceramic hob scraper”, using its sharp blade; stubborn dirt can be removed without causing damage to the hob. Metal sponges, on the other hand, cause scratches!
• Glass shower: Using a squeegee regularly after showering will help keep your glass shower looking like new for months to come. Mix the cleaning water with a few drops of vinegar or lemon juice to remove lime scale stains.
• Desk: The base of the desk is made of solid oak and the lacquered top of veneer. Please only clean it with a soft cloth and use light soapy water. For thicker stains you can use a gentle furniture cleaner.
• Desk chair: Wipe the chrome-plated base with a soft cotton cloth. The seat is made of plastic and can generally be cleaned with soapy water or with an antistatic plastic cleaner if it is very dirty. Again, it is best to use soft cleaning cloths. To avoid scratches on the floor, you should use the felt glides and replace them regularly!
15. UTENSILS TO RENT
In order to clean your apartment or to press your clothes you can borrow appliances such as vacuum cleaners, irons and ironing boards from the caretaker during their normal available hours. It is free of charge but we do ask that you take care not to hold on to the appliances for too long as other residents will need them too.
17. WASTE DISPOSAL
As resident you are responsible for disposing of trash of all sorts, including from the com-munal areas, in the correct and prompt way. Trash should be carefully sorted into the correct containers as mistakes can be costly.
In short:
• Cardboard boxes used during moving in and out are disposed of using containers pro-vided by the city authorities.
• Paper in reasonable quantities can be disposed of in the BLUE paper bins
• Glass belongs in the containers provided by the city, the nearest of which is on Effing-straße
• Residual waste (no bottles, no paper) is disposed of in the grey/black bins

19. FIRE DETECTORS
All apartments and common rooms are equipped with modern fire detectors, which trigger a fire alarm in the event of smoke or heat and directly alert the fire service.
Therefore, smoking is strictly prohibited within the entire STUART building, including your apartment! If your apartment is equipped with a pantry, use it sensibly and with care. Careless cooking or roasting can produce strong and excessive fumes, which can also trigger the fire detector. If necessary, open one or more windows before cooking or roasting so that fumes can easily escape the apartment. Each fire detector that is triggered can be linked to a specific apartment. An improper deployment of the fire service can cost several hundred euros.

4. GETTING ALONG
Finding compromises and considering the interests of everyone as fairly as possible can only be successful if everyone makes the same effort to live well together. We assume mutual consideration and respect for each other.
6. VISITORS
If visitors such as friends and family wish to spend the night then you should get prior per-mission from us. Just send an email with the exact dates and full names of your visitors to info@stuart-apartments.com.
8. ENVIRONMENTAL AND COST CONSIDERATIONS
All costs such as electricity, water etc. have to be covered by your rent. By being cost conscious, you prevent unpleasant rental increases. You’re also making a contribution to avoiding unnecessary environmental pollution and saving energy.
Therefore please do not run computers around the clock or leave electrical appliances on standby. Turn off lights when you leave your apartment and turn off the heater when you air. Don’t forget: Water is precious! So don’t let it run unnecessarily!
When it gets colder and you rely on your heating, make sure you ventilate well. This is extremely important for your health and you help to keep your apartment in top condition. The best way to do this is to air the apartment by opening the windows wide for a short period (around 3 minutes should do) which allows moist air and humidity to escape.
The additional installation of large household appliances such as freezers or air conditioning is prohibited in the entire building.
10. WIFI USE
Our Internet service provider is “willy.tel”. When you move in, you will receive your personal password, which is assigned exclusively to you. We therefore recommend that you do not share this password with anyone.
The WiFi / SSID: STUART Apartments
As soon as you have established a connection to our WiFi with your end device, you are connected to your personal VLAN (your own virtual network). All devices they using your password are visible to each other and can communicate with each other. For example, you can use WiFi speakers or printers in your apartment or stream content from your smartphone to your Smart TV.

If you want to establish an Internet connection with an end device via LAN cable using the socket in your apartment, please contact us. You will need separate access data for this.
12. POST & PARCELS
Please make sure that the person sending you post or parcels has, and uses your apartment number. This makes it much easier for the postal service and our caretaker to sort out your mail and reduce the risk that something gets lost. If you perhaps forgot, it’s worth checking with the caretaker. Parcels and post which can’t be clearly identified as belonging to a spe-cific apartment will be kept for a maximum of 3 days.
14. WASHING & DRYING
Professional washing machines and dryers are available on the 1st, 2nd and 3rd floors. To use these appliances, you need the free iOS/Android app “ap-pWash” from Miele. In this app you will also find the current prices for using the appliances. Register and top up your account with credit. If there is any credit left in your account when you move out, it will be refunded to you.
16. MAINTENANCE & REPAIR
Keeping equipment looking good and working costs a lot of money, as does equipping each apartment with designer furniture. Please be careful with the furnishings, furniture and the building itself so that it looks as good in one year. Hammering hooks, nails or raw plugs into the walls can be dan-gerous as there are electrical and water pipes in all walls and considerable damage can occur as a result.
Don’t hesitate to inform the caretaker if something is broken or isn’t working properly.
So that other people can also enjoy STUART Student Apartments after you, it is not permitted to remove furniture belonging to STUART!
18. PETS
The keeping of pets of any kind, including small animals such as hamsters etc., is not allowed. If you should happen to receive a ‘dog’ visit then we ask that the building, pavements and outside areas are kept clean.
20. BROADCAST LICENSE FEES
A broadcast license fee is the current model for financing public broadcasters such as ARD, ZDF, etc. and is paid as a lump sum, in accordance with the appropriate German law (Rundfunkbeitragsstaatsvertrag), by each occupant of an apartment, and consequently by each resident of a STUART apartment. This applies regardless of whether you have a television or a radio in your apartment. This license fee is only collected directly by the so called ARD ZDF Deutschlandradio Beitragservice and cannot be paid by STUART.
